ABSTRACT:
The Facility Management (FM) is a management discipline that has involved a change of philosophy in companies since its inception in the 80s.
The objective of the study is to analyze the implementation of FM in Spain and compare the results with those obtained in previous studies.
Results revealed that 87% of the top 500 Spanish companies have a specific FM department which is mostly integrated into the structure of the company and its main objectives are cost reduction and quality assurance. The changes due to the introduction of a new philosophy and the need to collect data are the main problems that these departments must face. Almost 50% of companies have an annual savings of between 10 and 19% thanks to FM and the 21% even higher.
Although companies have been integrating different processes and areas within the FM and implementing systems such as Computer-Aided Facility Management (CAFM) to integrate these processes, maintenance is still the most relevant area within the FM.
The implementation of CAFM systems within large companies in Spain is high (86%) and has increased considerably in recent years. The processes that these systems mainly cover are maintenance, cleaning and energy management.
In conclusion, the implementation of FM in large Spanish companies is increasing considerably.
